Where RTUs Actually Fail
Packaged rooftop units cool most of the commercial square footage in Texas — retail strips, offices, schools, warehouses. They are simple in concept and brutal in practice: the entire machine sits in direct sun on a hot roof, pulling in dust, pollen, and grease-laden exhaust from a kitchen hood forty feet away.
The failure pattern is predictable. Condenser coils foul and head pressure climbs until the compressor trips on high-pressure lockout. Economizer dampers seize open and pull 100-degree outside air into the return during peak load. Belts glaze, bearings dry out, contactors pit, and the condensate pan rusts through and drops water onto a ceiling grid.
Almost none of that is sudden. Nearly all of it is visible on a coil inspection or a superheat/subcooling reading weeks before the unit locks out — which is exactly the argument for a maintenance interval rather than a repair call.

Our RTU Diagnostic Process
Read the System Before Touching It
Pull the sequence of operations and any available BAS trend data. A unit that is short-cycling because of a control strategy will not be fixed with a new contactor.
Airflow First
Verify filters, belts, blower condition, and static pressure. Refrigerant readings taken on a unit with starved airflow will send you chasing a charge problem that does not exist.
Refrigeration Circuit Measurement
Superheat and subcooling measured against the manufacturer’s charging chart, plus head and suction pressures corrected for ambient — the difference between a real diagnosis and a guess.
Electrical & Safety Verification
Amperage draw against nameplate, capacitor microfarad readings, contactor condition, and every safety switch confirmed functional rather than jumpered out.
Repair, Then Prove It
After the repair, the unit runs to steady state and is re-measured. The service report carries the before/after readings, not just a description of the part replaced.
