Buffalo Mechanical & Refrigeration works exclusively on commercial and industrial mechanical systems. That focus matters: a 60-ton packaged rooftop unit, a screw chiller on a chilled water loop, and a VRF system serving a multi-tenant suite each fail in different ways, and each demands a technician who reads the sequence of operations before reaching for a gauge set.

Commercial cooling failures are rarely just a comfort problem. They shut down tenant spaces, trip high-temperature alarms in server rooms, spoil product, and — when a chiller goes down in a Texas August — put a building operator in front of an angry ownership group. The work below exists to keep that call from happening.

Our scope spans the full mechanical lifecycle: load calculation and equipment selection, installation and startup, commissioning and air/water balancing, ongoing preventive maintenance, and 24/7 emergency repair.

How Commercial Work Differs

Cooling load is calculated, not guessed — ACCA Manual N / ASHRAE methodology for commercial buildings, not the residential Manual J shortcut.
Refrigerant handling falls under EPA Section 608 of the Clean Air Act, including leak-rate thresholds and repair deadlines for systems with a large refrigerant charge.
Preventive maintenance follows a defined standard — ASHRAE/ACCA/ANSI Standard 180 exists specifically to define inspection tasks and intervals for commercial HVAC.
Equipment performance is rated and verifiable through AHRI certification, so replacement selections can be compared on published data instead of a salesperson’s claim.
Ventilation rates are code-driven (ASHRAE Standard 62.1), which means an economizer or outside-air damper failure is a compliance issue, not just an efficiency one.
The system talks to a building automation front end, so a real diagnosis starts by reading the sequence of operations and trend logs.
