Installed Is Not the Same as Working
A newly installed HVAC system is a hypothesis. Commissioning is the test. Testing, adjusting, and balancing (TAB) is the measurement that makes the test meaningful — verifying that each zone receives its design airflow, that each coil receives its design water flow, and that the control sequences actually execute under real conditions.
Skip it and the building tells on you slowly: rooms that never hit setpoint, a fan running at full static because a damper was left closed, a chilled water loop that never achieves design delta-T, tenants complaining about a brand-new system, and an operator writing service tickets for the next decade against defects that were present on day one.
Commissioning is also the honest way to close out a retrofit. If we replace equipment for you, the balancing report is how you verify you got what you bought — rather than taking a contractor’s word for it.
What We Deliver
Air Balancing
Airflow measured and adjusted at every diffuser, grille, VAV box, and air handler against the design schedule — then documented.
Hydronic Balancing
Chilled and hot water flow verified at coils, pumps, and balancing valves. Delta-T is a measured result, not an assumption.
Functional Performance Testing
Each control sequence exercised under real conditions — economizer changeover, staging, reset, occupied/unoccupied, and failure modes.
Documented Report
Design values, measured values, deviations, and corrective actions — the deliverable is evidence, not a certificate.
Retro-Commissioning
For existing buildings that were never commissioned or have drifted: find the accumulated defects, quantify them, and fix the ones that pay.
Punch List Resolution
Deficiencies tracked to closure with re-testing after correction. An open finding is not resolved because someone said it was.
The Commissioning Process
Design Intent & Document Review
We start from the drawings, equipment schedules, and sequence of operations. Without a documented design intent there is nothing to verify against — establishing it is step one, including on retro-commissioning jobs where it has been lost.
Pre-Functional Inspection
Verify installation before testing: equipment matches the schedule, dampers and valves are installed and accessible, sensors are located correctly, filters are clean, and belts and rotation are correct.
Testing, Adjusting & Balancing
Measure and adjust air and water flow to design. Terminal units, coils, and fans are brought into balance and the system is set to deliver design flow where the design says it should go.
Functional Performance Testing
Drive the system through its sequences and watch what it actually does — staging, economizer changeover, reset strategies, safeties, and occupied/unoccupied transitions, including how it behaves on a simulated failure.
Deficiency Correction & Re-Test
Findings are corrected and then re-tested. A deficiency is closed when the re-test passes, not when the corrective work is scheduled.
Final Report & Operator Handoff
The final report carries design versus measured values, the resolved punch list, and the as-left setpoints, so the facility team inherits a system they can actually operate.
When Commissioning or TAB Is Warranted
