Commercial mechanical equipment does not fail randomly. It fails along a predictable path: a condenser coil fouls, head pressure rises, the compressor works harder and hotter, efficiency drops, and eventually the machine trips on a high-pressure lockout — on the hottest afternoon of the year, because that is when the margin finally runs out.
Every step on that path is measurable weeks or months in advance. Rising head pressure, a climbing condenser approach temperature, a motor pulling above nameplate, a refrigerant charge that keeps needing a top-off — the equipment tells you it is dying if someone is scheduled to listen.
This is not a novel idea. ASHRAE/ACCA/ANSI Standard 180 exists specifically to define inspection and maintenance tasks and intervals for commercial HVAC systems — a recognized standard of care rather than a vendor’s opinion about how often you should buy service.
