Coil Cleaning & Filter Programs

The two most boring tasks in the building are also the two that decide what your equipment costs to run.

Two Tasks, Most of the Damage

Strip away everything else and commercial HVAC failure comes down to two things going wrong: the equipment cannot reject heat, or it cannot move air. A fouled condenser coil causes the first. A loaded filter causes the second. Almost every expensive downstream failure — high head pressure, compressor overheating, a frozen evaporator, a burned-out blower motor — traces back to one of them.

The physics is unforgiving. A condenser coil packed with dust and cottonwood cannot dump heat, so head pressure climbs, so the compressor draws more current and runs hotter, so it consumes more energy every hour it runs and it dies earlier than it should. None of that shows up as a service call until the day the machine finally locks out — but you have been paying for it, on the power bill, the entire time.

Texas makes this worse. Long cooling seasons, high ambient temperatures, dust, pollen, and — for anything above a restaurant — a steady coating of grease-laden kitchen exhaust that turns a condenser coil into a felt pad.

Program Scope

Condenser Coil Cleaning

Proper chemical cleaning and rinse to restore heat rejection — not a garden hose that drives debris deeper into the coil.

Evaporator Coil Cleaning

Indoor coil cleaning to restore airflow and capacity, plus drain pan and drain line service while the panel is off.

Scheduled Filter Service

Filters changed on an interval matched to the building — a warehouse and a medical clinic do not load filters at the same rate.

Airflow & Static Pressure

Static pressure measured before and after so the filter change is verified to have actually restored airflow.

Grease & Kitchen Exhaust Environments

More frequent condenser cleaning for units downwind of a kitchen hood, where a standard interval is not enough.

Filter Inventory Management

Correct sizes and MERV ratings tracked per unit, so nobody is jamming a wrong-size filter into a rack with a gap around it.

Getting Filters Right

Filter efficiency is rated by MERV under ASHRAE Standard 52.2 — the number on the box is a standardized measurement, not a marketing figure.
Higher MERV is not automatically better. A filter with more resistance than the system was designed for starves airflow, and a starved evaporator can freeze.
The filter has to fit. A correctly rated filter with an air gap around the frame is bypassed air, and bypassed air is an unfiltered coil.
Interval is set by building conditions, not by the calendar. Dust load, occupancy, outside air fraction, and season all move it.
Restricted airflow shows up as high static pressure long before it shows up as a comfort complaint — which is why we measure it rather than judging the filter by eye.
ASHRAE/ACCA/ANSI Standard 180 treats coil and filter condition as core commercial HVAC maintenance tasks, with defined inspection intervals.
