The Sequence of Operations Is the Real System

Every piece of commercial HVAC equipment runs according to a sequence of operations — a written description of what should happen at each condition. When a building runs hot, runs cold, or burns energy for no visible reason, the fault is frequently in that sequence, in a sensor feeding it bad data, or in someone’s well-meant override from three years ago that nobody documented.

A simultaneous heating-and-cooling condition, an economizer locked out on a mild day, a chiller that will not stage, a VAV box stuck at minimum — these look like equipment failures on a work order. They are control failures, and replacing hardware does not fix them.

Controls work is diagnostic work. It starts with reading the sequence, trending the points, and comparing what the system believes against what a calibrated instrument actually measures at the equipment.

What a Controls Review Typically Finds

Simultaneous heating and cooling — reheat fighting cooling in the same zone, one of the most expensive and most common findings in commercial buildings.
Economizers disabled, seized, or with a changeover setpoint that never lets free cooling run.
Space and outside-air temperature sensors reading several degrees off, causing every downstream decision to be made on bad data.
Permanent manual overrides left in place after a long-forgotten service call.
Static pressure or supply air setpoints fixed at design values instead of reset, forcing fans and chillers to run harder than the load requires.
Schedules that never actually put the building into unoccupied mode, so equipment runs all night.
ASHRAE/ACCA/ANSI Standard 180 treats control verification as part of commercial HVAC maintenance — not an optional extra.
