A Walk-In Fails in Slow Motion

Walk-ins rarely die outright. They drift. Box temperature creeps up two degrees, then four, and the operator adjusts the thermostat instead of asking why. By the time the alarm actually sounds, the system has often been running near-continuously for weeks — which means the compressor has been running near-continuously for weeks, too.

The usual culprits are unglamorous: a condenser coil packed with dust, a defrost cycle that stopped terminating properly and left the evaporator iced into a solid block, a door gasket torn by a pallet jack that now bleeds cold air continuously, a failed door heater on a freezer, or a refrigerant leak slowly starving the system of charge.

None of those require an emergency to catch. All of them are visible on a routine inspection — which is why walk-ins belong on a maintenance interval rather than a repair reflex.

Condensing Unit Service

Compressor, condenser fan, and coil service on remote and self-contained units — including the head pressure problems that quietly destroy compressors.

Evaporator & Defrost

Evaporator coil service plus defrost diagnosis — timers, termination sensors, heaters, and drain line heat. An iced coil is a defrost problem until proven otherwise.

Doors, Gaskets & Panels

Gasket replacement, door closer and hinge repair, sweep and heater wire service, and panel damage — the cheapest efficiency fix in the building.

Refrigerant Leak Repair

Electronic leak detection, repair, evacuation, and charging to manufacturer specification under EPA 608 handling requirements.

Stabilize the Product

First conversation is about inventory, not equipment. Product temperature, how long the box has been drifting, and whether load needs to move to another box or a temporary unit while we work.

Diagnose the Actual Cause

Box temperature, coil condition, defrost history, superheat and subcooling, head pressure, and door/gasket integrity — measured, so we are not just adding refrigerant to a system that is leaking it.

Repair

On-site repair where the fault allows. Common failure parts — contactors, fan motors, defrost sensors, gaskets — are carried so the box can come back down on the same visit whenever possible.

Verify Pull-Down

The call is not complete when the compressor starts. It is complete when the box has pulled down to its target holding temperature and held it through a full defrost cycle.

Report the Root Cause

The service report says why it failed — not just what was replaced — so a recurring leak or a chronic defrost fault becomes visible instead of becoming a monthly emergency.
